What is a cadastral plan?
A cadastral plan is a technical drawing to scale that represents the internal layout of a property:
- It contains the outlines, the distribution of rooms, the measurements, the intended use of the premises, and the cadastral identification data (sheet, parcel, sub-parcel)
- It is drawn up by a qualified technician (surveyor, architect, engineer) and filed with the Revenue Agency's Land Registry
What is a cadastral floor plan used for?
The cadastral plan is used for:
- Sale of a property: it must comply with the actual state of the property in order to draw up the notarial deed
- Mortgage application: the bank verifies the cadastral data and the regularity of the property
- Leases, donations, and inheritances
- Calculation of taxes (e.g., IMU, Tari, etc.)
- Construction work: it is the starting point for any intervention or change
If the floor plan is not up to date or differs from the actual state of the property, the deed of sale may be declared null and void.
How to obtain a cadastral floor plan
The owner of the property, or their representative, can request it:
- Online through the Revenue Agency services (with SPID/CNS)
- At the Land Registry offices (Sportelli Territorio)
- Through a qualified technician or a tax assistance center
When is the cadastral floor plan required?
Situations in which it is mandatory:
- Sale (to sign the deed)
- Taking out a mortgage
- Leasing (verification of surface area and intended use)
- Inheritance or donation
- Calculation of taxes based on cadastral square footage
What happens if the floor plan is not compliant?
If the floor plan does not match the current state of the property:
- The sale cannot be completed
- The floor plan must be updated with a cadastral variation form (DOCFA), relying on a technician
- Any building work must be registered and updated on the floor plan before proceeding with legal or notarial deeds
