La zona Marconi San Paolo

Cover

The Marconi–San Paolo area is located in the southern part of Rome, along the Tiber and Ostiense axis. Its urban growth took shape between the 1930s and the post-war period: Marconi initially developed as an industrial district, with factories along the river supported by the proximity of the railway. With the closure of the factories in the 1950s and 1960s, the neighbourhood gradually transformed into a dense residential area, developing along Viale Guglielmo Marconi and Via Quirino Majorana.

San Paolo, part of the Ostiense district, has a more layered identity: originally developed as an urban expansion linked to the presence of the Basilica of San Paolo fuori le Mura, over time it became one of the liveliest neighbourhoods in southern Rome, also thanks to the presence of Roma Tre University. Today, Marconi and San Paolo form one large urban area, dynamic and well connected.

Marconi–San Paolo is a lively, busy area throughout the year, thanks to its many services and excellent connections. Here you can find schools, supermarkets, local markets, gyms, restaurants and cafés, with a strong presence of young people due to the university.

The area is well connected by Metro Line B, with San Paolo Basilica and Marconi stations, as well as by Ostiense Station and several bus lines.

The proximity to the Tiber, Parco Schuster and EUR also offers green spaces and open urban areas. It is a neighbourhood that alternates very active streets, such as Viale Marconi, a commercial and residential artery, with quieter streets that are mainly residential.

Living in Marconi–San Paolo means choosing a central, well-served and well-connected residential area, while enjoying an authentic neighbourhood lifestyle.

Homes in the Marconi–San Paolo area come in different types, reflecting the various stages of development of the neighbourhood. In Marconi, buildings from the 1950s to the 1970s are prevalent, with medium-to-large layouts and outdoor spaces, highly sought after by families and young couples.

San Paolo offers a more varied mix: apartments in buildings from the 1930s and 1940s, renovated historic social housing, and a wider range of homes, from smaller units ideal for students or investment use to panoramic penthouses in the higher and brighter parts of the area.

The property market in Marconi–San Paolo is solid, with continuous housing demand. Its strategic position between the city centre, EUR and the coast, together with the presence of services, supports the long-term vitality and stability of the market.

For those selling, it is an area that attracts different target groups: families, students, professionals and investors. For those buying, it is a neighbourhood that combines everyday practicality, efficient connections and a recognisable urban identity.
