The capital of Apulia is progressively consolidating its role as a strategic hub for the real estate market, supported by tourism that is now active year-round and by the presence of the region’s main university centers. This context strengthens the city’s attractiveness and affects residential market dynamics, with visible effects on the urban fabric.
Residential transactions on the rise in 2025
During 2025, Bari’s residential market recorded an increase in transactions compared to the previous year. Data collected by Gruppo Toscano indicate significant overall growth, a sign of an active and steadily strengthening market.
The increase in transactions is driven both by housing needs and by growing interest in investment-oriented operations and hospitality facilities, particularly in the most central areas of the city.
Most sought-after properties: large floor areas and value-add potential
Gruppo Toscano’s analysis of the types of properties sold highlights a preference for larger units, often chosen for the possibility of subdivision interventions.
This trend is particularly evident in central neighborhoods, where a substantial share of investment transactions is concentrated, also in connection with the development of hospitality activities—ranging from vacation rentals to bed & breakfasts—and short-term leases aimed at students and non-resident workers.
Three-room apartments are the most in demand, accounting for approximately 39% of transactions, followed by two-room units (30%), five-room units (15%) and, to a lesser extent, four-room units (8%).
As for the condition of the properties, units requiring renovation prevail, representing 54% of the total, while renovated homes and new-build properties each account for 23%.
The most sought-after areas and neighborhoods in Bari
Transactions carried out by Gruppo Toscano agencies in Bari show a strong concentration in the city’s central areas. These are neighborhoods with a solid residential vocation, characterized by good services and transport links—elements that enhance property value and make it attractive to buyers, both for owner-occupation and for investment.
Specifically, Bari’s city center emerges as the most sought-after area, followed by Picone, a strategic district due to the presence of the Policlinico hospital and its pivotal position within the urban fabric. There is also strong interest in San Pasquale, a historic university area, where demand remains steady both for residential purchases and for rentals, particularly to students and workers.
Prices evolving, with differentiated values by property type and area
In 2025, average prices per square meter in Bari showed an evolution compared to 2024, especially in central areas. This trend is largely linked to strengthening demand against an offer that remains relatively limited.
Price dynamics, however, vary according to the type of property and its state of maintenance.
In 2025, in central districts, for medium-to-large apartments requiring renovation, values generally range between €2,500 and €3,500 per square meter. For renovated properties, prices tend to be higher, also depending on the property’s features and context.
2026 opens with a scenario of continuity
The signals that emerged throughout 2025 outline solid growth, supported by active demand and a quality supply. In this context, Bari strengthens its role as a strategic hub, both for Apulian residents and for those who view the city as a place to invest or settle, attracted by ongoing urban transformation processes and the opportunities offered by the area.
