Becoming a Real Estate Agent in Milan
Becoming a real estate agent was a truly important decision for Giulia Scarano, who in 2022 won the Golden Domus Toscano award as Best Sales and Team Manager by revenue in the Milan Porta Romana agency of Toscano SpA’s direct network.
Thanks to her achievements, we decided to interview her to learn more about the choices that led her to pursue a real estate career in Milan, and how she reached her goals between 2020 and 2022.
Giulia Scarano was born and raised in Milan and began her journey as a real estate agent at Toscano during a time that was far from ideal for a freelancer: the 2020 lockdown.
When she chose to pursue a real estate career, Giulia was studying Communication at university and was just a few exams and her thesis away from graduating. At the end of her academic path, she decided to look for a job that could offer her greater financial independence.
“I told myself: I like art and interior design, I enjoy talking and being in contact with people — why not give real estate a try? I’ve done two job interviews in my life. The first was to go live abroad because I wanted to get to know myself better and step out of my so-called comfort zone. The second was with Toscano. I sent my CV, they took me on for the internship. I’ve never left since.”
The turning point came at the end of the internship, which at Toscano lasts about three months. At that stage, if confirmed, interns can choose whether to stay and open a VAT number or not. That’s what Giulia did.
“I immediately found the financial independence I was looking for: this job gave me what I consider essential.”
Opening a VAT Number and Becoming a Real Estate Agent
One of the reasons some people don’t choose a real estate career is the fear of opening a VAT number. That’s why we asked Giulia what this step meant for her.
“For me, this step felt totally natural. In my family, we’re all freelancers. I was very aware of what it meant, and that helped me get through the tough times at work. During the first year, I faced some difficulties, especially due to the pandemic and lockdown.”
During that time, Giulia told us, she focused entirely on building real relationships with clients who, like her, were stuck at home and going through a tough period. In a moment of emotional vulnerability, many people appreciated her approach, and as soon as the lockdown ended, many turned to her to buy or sell their homes.
“Deals went really well and sparked positive word of mouth. Clients gave my number to friends and relatives who needed to buy or sell. They kept calling me, and the more they called, the more passionate I became about my job — achieving new results that gave me great energy.”
“The initial investment and effort truly pay off. It’s just a matter of choosing between the security of never having anything extra, or starting out with a bit more uncertainty but the chance of gaining much more.”
Getting Licensed as a Real Estate Agent
One of the key steps in becoming a professional real estate agent is taking the licensing course, which opens up more opportunities in terms of autonomy and expertise.
“Getting licensed is extremely useful — both professionally and to gain knowledge you can apply on the job. Especially with very knowledgeable and experienced clients, it’s important to be prepared. What I learned to get licensed was incredibly valuable; before that, I probably wouldn’t have known how to answer many questions. Sure, some things you learn on the job, but the license is essential if you want full independence as a professional.”
Giulia’s Journey as a Real Estate Agent in Milan
In her first three years at Toscano, Giulia achieved major results — professionally, financially, and personally. We reviewed her journey year by year.
2020
A year of groundwork. Giulia joined Toscano as a new recruit, showing promising results that made her realize that with more effort, she could truly stand out in the market.
2021
Giulia became a Senior Agent and celebrated her professional milestone by buying her first car. For her, professional achievements should always be matched by personal ones. She achieved strong results again this year, ranking second in the Golden Domus Toscano Awards as Best Agent — both in terms of revenue and number of operations.
2022
Giulia was promoted to Team Manager of the Milan Porta Romana agency and realized that with a team to lead, she couldn’t afford to let her guard down. Responsibilities increased — she had to set an example and mentor new agents while also focusing on her own business to reach her set goal: winning the Golden Domus Toscano.
The award came at the end of the year, in the Best Sales and Team Manager category.
2023
At the end of 2022, Giulia was promoted to Sales Manager at Guidobaldi Luxury Properties, the Toscano Holding Group company specializing in luxury real estate — a market with very different dynamics, clients, and budgets.
“It’s a whole different world, and I learn something new every day. It’s a slower market, with much higher prices, and relationships with clients are far more important and long-lasting — both for buyers and sellers. In luxury, relationships and word of mouth are essential. You don’t negotiate to close, but to build a solid relationship with your clients. I’m learning a lot about finance and investing because those are key interests for this type of client, who often don’t have urgent economic needs. Previously, people had basic buying or selling needs. Here, it’s often about investments — and a much more demanding clientele.”
To pursue her goals, Giulia must now go back to focusing more vertically on her own business. Her goal is to build a name for herself and increase awareness of Guidobaldi to grow her client portfolio.
Of course, the long-term goal is to create a team that can expand steadily into other cities and countries — because in luxury real estate, the horizon is already international.
