January 2026 editorial by President Ilario Antonio Toscano

The beginning of a new year is always a time that invites reflection, observing carefully the signals the market has expressed in recent months.

Based on the data collected nationwide by our direct and affiliated network between January and November 2025, we recorded an increase in residential property transactions of 8.2% compared with the same period in 2024.

Alongside the positive trend in transactions, credit performance has also improved. From January to November 2025, through our credit brokerage company Toscano Mutui, we recorded a year-on-year increase of 3.7% in total mortgage disbursements.

The destination of these loans is particularly significant. Mortgages for the purchase of a primary residence account for 87% of total disbursements. This is a clear indicator that the market is driven primarily by concrete housing needs: people are buying homes to live in and to give shape to their life plans.

This combined growth in transactions and mortgages confirms the solidity of the market, supported by informed choices, and its stability ensures a balance between aspirations, needs, and access to credit.

For more than 40 years, our role has been to support people in their life decisions with expertise and responsibility, contributing to the realization of their projects through our real estate, credit, insurance, and renovation services, delivering a high-quality and highly personalized living experience.
