New Toscano office in Florence: the Coverciano neighborhood now has its own real estate agency

After the experience gained at the Firenze Centro agency, brokers Feniks Hate and Gianluca Silvestro tell us about their decision to open the new Toscano affiliated office in the Coverciano neighborhood, their connection with the area, and their goals for building a solid business deeply rooted in the local community.

Where did the desire to open the new affiliated office in the Coverciano area come from?

Feniks Hate - Over the last few years, I felt the need to challenge myself in a different way. Over time, the desire to evolve and to have something of my own began to grow, leading me to this important professional change. The opening was proposed to me by the company, and I immediately welcomed it with great enthusiasm because I saw it as an opportunity to grow on both a personal and entrepreneurial level.

And why Coverciano specifically?

Feniks Hate - The choice was almost natural because, since I live in the neighborhood, I know it very well. It was the perfect balance between my personal and professional life.

For you too, Gianluca, this is your first franchising opening: how did you come to this decision?

Gianluca Silvestro - The idea had always been there, since the first day I arrived at the agency in Florence. Opening with Feniks is a certainty for me: I know I have by my side someone who is prepared from every point of view. I am happy to have taken this important step with him, after having worked together for almost ten years at the Firenze Centro agency.

Feniks, how long did you work at the Firenze Centro agency?

Feniks Hate - I joined in May 2017. Toscano was my first real professional experience and the most continuous one. I was drawn to the work of a real estate agent right away; it truly became a passion. I completed my entire growth path within Toscano: I started as an intern, then became an Account, and finally a real estate agent, learning directly in the field day after day, until I was appointed Team Manager of the agency. It was a journey built on commitment and continuous training. Especially when I became Team Manager, I had the opportunity to take part in national meetings, which were a fundamental part of my growth: they allowed me to exchange ideas with all the other colleagues across Italy, learn about their experiences, and take inspiration from people who have been with the company for many more years than I have. These are unparalleled training moments, thanks to which I can say today, with pride, that I am a professional.

What do you carry with you from your experience in the directly operated agency into your new agency?

Feniks Hate - Certainly the Toscano values and method, which have accompanied me throughout all these years. During my years as Team Manager, I understood how important it is for a team to have a balance between commercial goals and workplace well-being: it is essential to give collaborators the right recognition, listen to them, and promote a calm yet always stimulating environment.

Gianluca Silvestro - Feniks, as administrator, will oversee the entire development of the new agency, both from a commercial point of view and in terms of resources, and he has all the skills to do so.

At Toscano, we strongly believe in the growth of the people within the agency team: how do you imagine yours?

Feniks Hate - My goal is to build a reality where people want to grow and stay over time, creating something lasting together. This year, my aim is to bring in and train a consultant, with the long-term vision of gradually creating a solid, well-organized, and motivated team, focusing both on the quality of the work and on the growth of the people.

Where do you want to be one year after the opening?

Feniks Hate - The philosophy is to proceed step by step. We are starting by consolidating the new Coverciano agency, focusing our efforts on this office: if we do things well, the rest follows naturally. Then, once we have a strong and cohesive team, we will certainly be able to work on expanding throughout the area into nearby neighborhoods.

Gianluca Silvestro - I fully agree: rushing things means not building solid foundations. To make the entrepreneurial leap, you need to have capable and well-prepared people by your side. A second agency must be opened with full awareness of the ability to make it grow. With the Coverciano agency, we are now present in the neighborhood in a stable way, becoming a point of reference for residents, who already knew us thanks to the activities we were already carrying out in the area.

What kind of welcome have you received from people in the area?

Feniks Hate - Excellent, partly because they already knew us as a real estate business, and also because the space we selected for our agency used to be home to a well-known business that had been closed for some time. So now everyone knows there is a new office: ours. In addition, the location and the double storefront are points in our favor: there is a lot of foot traffic, and even during the renovation works, many curious people wanted to know what was going to open there.

Gianluca Silvestro - We were already known in the Coverciano area because over the years we had handled several real estate transactions there. Now, finally, we have also found the perfect space to establish a permanent presence in the area.
