December 2025 editorial by President Ilario Antonio Toscano

From our latest 2025 analysis of residential sales completed by the Toscano network - both direct offices and affiliates - nationwide from the beginning of this year through November, several elements emerge that help us understand the preferences and choices of Italians in the real estate market.

The first data point concerns the reason for purchasing: 68% of buyers purchased a home to live in. This confirms how the home continues to play a central role in personal and family planning, remaining a source of stability and a choice oriented toward the medium-to-long term.

A second element concerns the composition of households: 37% of buyers are couples, and 34% are couples with children. Purchasing a home is therefore often linked to a shared life path, frequently connected to the evolution of the family and the need for spaces better suited to daily life and the organization of the home.

At the same time, single buyers - who represent 28% of the total - also show a preference for spacious and comfortable solutions, driven by a need for functionality and versatile environments capable of adapting to current and future needs.

Overall, the home continues to be a fundamental component of people’s lives - a place that embodies values such as growth, stability, and a long-term outlook. This centrality concerns both buyers and sellers: for some, the home represents a starting point; for others, an opportunity to bring new projects to life by making the most of their assets.

For over forty years, our mission has been to serve as a point of reference for those who rely on us when buying or selling the most precious asset they own: their home. From valuing and selling properties to finding the most suitable solution, and including support services dedicated to mortgages and financing, insurance products, and the design and renovation of spaces, our commitment is to accompany our clients through every stage of one of the most important decisions of their lives.
