Becoming a real estate agent in Milan: a carefully considered choice
Luca Rimedio became a real estate agent at Toscano in 2019. He began his internship in July and after a month he had a clear idea: when he returned from the summer break, he would sign the contract to become a real estate agent.
Luca is an experienced salesman, having worked for several small, medium, and large companies during his career. Over the years, he has trained in the commercial field of food distribution, moving from small shops to large supermarket chains.
The first step in his career was to register for VAT, a necessary step for a commercial job like his. Luca's experience is indicative for anyone who is considering whether or not to register for VAT number for their career. It also provides an answer to those who have serious doubts about whether it is necessary to have VAT registration to become a real estate agent.
"When I started out, you could only make real money with a VAT number, because with a high school diploma it's difficult to find a job as an employee that gives you significant financial satisfaction. For about two years, I closed my VAT number to take a job as an employee, still in the commercial sector. When I realized how much I would earn as a freelancer, I chose to reopen my VAT number. I have less security, but my salary is in my own hands."
Registering for VAT number during times of crisis
"Both times I registered for VAT number, the market was experiencing a crisis, but I always trusted in my abilities and continued to work hard to achieve the best results. In 2009, I managed to get noticed in the company I was working for: my results remained unchanged month after month, thanks to the relationship and type of customers I had loyalized. So while other salespeople were seeing their turnover decline, I remained at the top. And this made me stand out at a national level."
The second time Luca registered for VAT number was after his internship at Toscano, in September 2019, shortly before the pandemic and a new difficult period. “I had never thought about it” he tells us during the interview. He explains that even though the world around him is constantly changing, he always continues to work with the same attitude, determination, and confidence.
How much does a real estate agent earn?
A question we are often asked online is how much a real estate agent earns, as if there were an exact figure to be known. The right question is how a real estate agent earns, i.e. through the brokerage of a property between seller and buyer.
An agent's earning potential is entirely in their own hands, and through the tools provided by the group they start working for, they can multiply their financial opportunities or not. That's why consistency and determination are important in this job, because they give you guidance and a goal to pursue.
"One of the characteristics that sets me apart is that if I start a new path, it's because I'm 100% convinced. I had this approach at Toscano too. In fact, I remember that in the early days, I often saw new interns and then never saw them again after a few days. What matters in this job is maturity and being sure of the path you want to take."
According to Luca, everyone must feel that they are the protagonists of their own results, because with a VAT number, when you earn money, you have definitely earned it, and when you don't earn money, you obviously haven't done enough. The desire to do something is essential if you want to get involved.
Winning the Golden Domus Toscano
Luca Rimedio won the Golden Domus Toscano in 2022 as the best agent in the direct network in terms of turnover. During our meeting, we asked him to tell us what he did to achieve such great results and what his expectations were.
"My goal is always to do the best I can, regardless of commercial competitions. But then, of course, when you see that you're high in the rankings, you start to believe in it and pay attention to it."
Among the activities that have allowed Luca to excel are some very specific choices. Milan, although it has a very lively real estate market, also has a lot of competition. What Luca chose to do was to focus on the properties in his portfolio, trying to sell them before acquiring new ones. In this way, he has always added value to his clients' properties, who have always felt protected and important by relying on him.
This type of activity has also allowed him to do a lot of networking and find new clients almost spontaneously. "All properties can be sold, and our commitment to achieving this is rewarded by owners who continue to believe in us and remain loyal."
Guidobaldi Luxury Properties, a new real estate venture
The method used by Luca has also proved successful in the luxury real estate sector, where he began working last year. For those who follow us on social media, it will come as no surprise that Guidobaldi Luxury Properties is the Toscano Holding Group company dedicated to luxury. Luca Rimedio is part of the Guidobaldi team in Milan and is also achieving good results in this sector.
In the luxury sector, customer loyalty is even more important. In our work, we often tend to ignore customer loyalty because clients who buy or sell a home make one or two purchases in their lifetime, but in the luxury real estate market, it is different. "Building customer loyalty is as important as making them perceive the added value we have brought to the sale of their property."
Commitment and satisfaction then trigger word of mouth, which allows us to find new properties to enrich our real estate portfolio. Luca's goal is to continue to carry out his profession, achieving even better results than the previous year.
