The reasons that led our clients to sell or buy a home in 2025 provide a clear picture of today’s real estate market and confirm how housing remains a constant element in people’s plans.

Those who decided to sell did so mainly for economic planning reasons: in fact, 37% of sales stem from the need to free up resources in order to achieve new goals. Alongside this, 22% of clients started the selling process with the intention of purchasing another property in the short or medium term.

Finally, in 17% of cases, the decision to sell concerned inherited properties, with the intention of transforming an existing asset into a different opportunity, one that is more aligned with personal needs.

In all these situations, the home always represents a starting point.

The same approach emerges when looking at the choices of those who purchased with us in 2025. The majority directed their decision toward properties in need of renovation, favoring the possibility of creating a truly custom-made project.

This is a trend that reflects a structural characteristic of the Italian market, which is largely made up of existing housing stock that often requires renovation and modernization.

An element that, if correctly interpreted, represents an opportunity: redeveloping means enhancing properties over time, improving their quality, and transforming an existing home into a space that truly reflects the people who will live in it.

At just the age of 25 years, in 1982, he founded the company Toscano Immobiliare. At the end of the 1980s, the company began to expand in the city of Rome. It was during these years that the brand's distinctive style was born. By the end of 1991, an economic crisis began that would last until 1997, particularly affecting the real estate world. Despite the crisis, Toscano showed resilience and countered the trend compared to its competitors, undergoing its first major national expansion during those years, opening new agencies in major Italian cities while strengthening structurally and organizationally. In 1997, the Toscano Franchise was launched, which led to exponential growth for the Group. He is the Founder and honorary President of A.N.A.M.A., the national association representing business brokers, part of Confesercenti. In 2013, he published his first book, edited by Franco Angeli: "Per fare impresa, Il Caso Toscano: una storia italiana" (Doing Business, The Toscano Case: An Italian Story). The book covers the fundamentals of management for a service company. Today, he is the President and Founder of the companies Gruppo Toscano SpA and Toscano SpA.
